Project presented by Ken Esry of Larsen Architects.  The goal is to renovate, modernize, and rebrand all McDonald’s restaurants nationwide.  Will remove the traditional mansard roof for a more flat parapet wall.  There will also be a branding tower in Red.  The renovation will include two white ribbon metal canopies.  The painted/applied finish over EIFS will be very neutral against the red branding tower.  Signage will be led and less visually glaring.

 

 

Committee Questions, Comments, Concerns

 

  • Will the footprint remain the same?  Yes
  • What will happen to the existing mature trees on the site?  They propose to keep the existing trees, but there is a tree that seems to be blocking visibility to the restaurant.
  • Will the fence remain?  How does that work with any signage at the corner? It seems that the fence can be reused/and repositioned to make pedestrian access flow better.  Fence also needs some repair in certain places.
  • How will the tree line be treated?  Existing trees will remain around the site and more trees possibly be added in the future.
  • Can the planting materials be reworked from the traditional maroon and yellow?  There are other low maintenance, drought-tolerant species that could be a better choice for landscaping.
  • Are there any bike-racks located on the site?
  • Perhaps adding a pedestrian cross walk from St. Clair Ave to entrance.
  • Possibly move the reserve space from the curve to keep car vs ped conflicts
  • May want to rethink where the wheel stops are located to keep the vehicles from overhanging into the pedestrian path.
  • Is there any new lighting for the parking lot? No, the existing lighting will remain.

 

 

Motion to approve the renovation and signage with reconfiguring the fence in the front, re-routing pedestrian access for the east and west, and re-thinking the plant materials instead of using red and gold colors.
